Sanding and Refinishing Expectations
Noise, dust, and fumes during the process.
- Even though we use state of art "dustless" machinery during the sanding process, the large quantities of fine wood dust produced. Even if the area is sealed off with plastic, the dust could and probably will infiltrate other areas of the house. We will remove trash and other debris created during the refinishing process but * you are responsible for wiping down the walls and trim in the area of work and cleaning up other areas.
- Odor. Water-based polyurethane finishes are water-born and are odor free. Moisture cure polyurethane finish is a the most durable, high glossy shine and strongest protecting finish and to be mostly used for high traffic areas; such as entrance halls, restaurants, etc. The only problem with this surface finish is the odor for only a couple of days. Oil-modified polyurethane is the most common surface finish and it will darken the color of the floor overtime.
Our Wood Floor maintenance procedures are tailored to the specific traffic conditions. If you have too much visitors you are on high traffic conditions. The more severe the traffic conditions the greater the degree of maintenance necessary to get the maximum life expectancy from a finish.

You don't want to put your wood floor at risk, Just word of advice, your floor does not need multiple passes with our state-of-the-art sanding machine while others use multiple passes. Multiple passes means that your floor is peeled more and more to give a straight look with their lighter and smaller sanding machines, the way our competitors use , your Wood Floor get thinner and thinner in every pass, eventually!!!
After the sanding, if needed filler is applied to the surface of the floor to seal cracks to repair the floor. the floor is sanded again to your perfection When the filler is dried.
We use and also strongly recommend that the procedure should be performed with a rotary buffing type of machine to eliminate any unseen scratches, which takes longer time, but much less likely to result in damage to your floor, after sanding procedure.
Sanding and Refinishing procedure takes up to 3 days.
